Application Process
The application process consists of credit and background checks, verification of income, employment and rental references. Application fees are $50 per adult and are non-refundable. Interested parties are asked pre-screening questions prior to being sent an application. Applications typically take 24 hours to process. Timing can vary due to out-of-state background checks and response times from rental references. Please note that all properties prohibit marijuana. Contact us via email to request an application. Showings
Showings are available by appointment. Self-guided tours and virtual tours are available. If you have a showing type preference, please note that in the comments section of your inquiry.
Pets
Friendly, housebroken pets are welcome at all properties. Most properties in the portfolio do not charge pet rent or pet deposit. A maximum of two pets per household are accepted. Breed restrictions include Pit Bull Terriers, Staffordshire Terriers, Presa Canarios, and American Bulldogs.
Maintenance Requests
Maintenance requests must be submitted via email to ihci@live.com. If it is a heating, plumbing or roofing emergency, please call 720-936-9109 after sending the email to expedite the request.
Payments
Automatic payments via Autopay ACH or credit card are required. Contact us for a payment form to set up automatic payments! One time payment forms are also available. We do not utilize a payment portal at this time.
Lease Terms
Initial lease terms between 6 and 12 months are available. Lease renewals are available in a variety of terms. Leases are timed to preclude winter move outs for the benefit of residents and management alike.
Move Out Procedures
Detailed move out packets explaining procedures during the last 30 days of occupancy are emailed when a resident provides their notice to move. Please refer to the packet for more information
Security Deposits
Security deposits are processed within 60 days of the termination of the lease as per Colorado law. Please make sure we have your forwarding address so refunds can reach you!
